Interest-only
Conforming banks offer loan products that can be considered “plain vanilla” in today’s world of interest-only ARMs and low down payment loans. The big difference with these lenders is the relaxed debt-to-income ratios available, the reduced income documentations (stated income, no income / no asset, and no doc), and the ability to add interest-only to most products. The interest-only period of most loans is usually 5 to 10 years.
Another way to minimize monthly interest payments is to obtain an interest-only loan. The "payment option loans" described above usually include an interest-only option. In any case, when you make an interest-only payment, you are paying only the interest for the month, and not paying down the principle.
When you use two loans as described above, it is usually advisable to have an interest-only or minimum payment loan for the first mortgage.
Re-Invest: If the real estate investment is cash-flow positive all the expandable cash should be applied towards the loans and mortgages that are on the investment. Each of these offers loans for residential investment properties ( 1-4 unit properties). In terms of investor loans, conforming lenders offer full doc and stated loans up to a 90% LTV.
The seller gets the house sold and some cash to move, the bank gets their loans paid off, the new buyer gets a house they love, and the investor makes a profit. Some banks limit the number of loans made to one person. " These are investors that buy land contracts, mortgage loans and other "notes" at a discount.
Since you're buying it "subject-to" any loans, you will need to start making the payments on any loans (call the lenders to get a "statement of account" to make sure there are no surprise back payments or penalties you're "inheriting"). We have had several instances where either the seller has lied about other not-yet-filed judgements and loans (see #1), or title examiner has missed a significant lien during the title exam (see #2) and we've been covered by our title insurance policies. Without a title exam, there’s no guarantee the correct owner even signed the deed, nor whether any other loans or liens exist on the property. Just let everyone know that you pay high interest for their loans on your real estate projects. If no single investor can fund the entire investment, then piece several loans together by providing the largest investor with a first position mortgage, and each smaller investor a progressively subordinate (2nd, 3rd, etc.
Institutional lenders aren't supposed to make no money down loans on investment properties, and even if you could buy an investment home with no money down, the monthly payments would generally eat up the rent. These loans offer an optional minimum payment that starts with a rate between 1% and 2%, which results in very low monthly payments. |

Do you own a home? Now don't get me wrong; owning a home can be one of the greatest things in the world. However, with great power comes great responsibility. Okay, I think I may have just quoted a line from Spider Man. Anyway, what I mean is that it can make you feel on top of the world to own your very own home. No more rent. No more dealing with neighbors living upstairs. Having your own yard. All of these perks come standard with most American homes. But, there are a few downsides to home ownership. One of the big ones concerns pests. Now, if you never have any, then great for you. However, in the real world, pest control services are often required. It's either roaches or ants, or even sometimes snakes. But whatever it is, I just hope it isn't rats. Do you have any pest dilemmas? I can recall the first time my wife and I ever had to call pest control services. We had one cat. I'm talking one single indoor cat. But somehow we acquired a flea problem.
